[ARCHIVED] Public Meeting regarding Zoning Case No. 2014-0112 Las Quintas De San Luis 2

The developer has applied to rezone approximately 28.76 acres bordering County 22nd Street west of Las Quintas Subdivision. The current zoning is Rural Area Residential (RA-10) which allows for 1 residence per 10 acres. The developer requests a zoning change to Medium Density Residential (R1-6) which allows for 1 residence per 6,000 square feet. The purpose of the zone change is to allow for the building of a future subdivision to be called Las Quintas 2.
The San Luis Planning and Zoning Commission has recommended that the City Council approve the zone change on the condition that only one-story houses be allowed, that there be certain street lighting, the safety of Sidewinder Road be addressed, and that the developer improve the road between Las Quintas 2 and 10th Avenue. The Planning Commission recommended that an initial development agreement be created to address these issues.
The developer has accepted the proposed initial development agreement except for one issue. On that issue, the developer has proposed providing 50% of the curb, gutter, sidewalk, and street lighting on the road between the future subdivision and 10th Avenue.
