[ARCHIVED] Public Hearing regarding Zoning Case No. 2014-0112 Las Quintas De San Luis 2

The developer is requesting a change of zoning from Rural Area Residential (RA-10) which allows for 1 residence per 10 acres to Medium Density Residential (R1-6) which allows for 1 residence per 6,000 square feet, contemplating a future subdivision.

The San Luis Planning and Zoning Commission has recommended that the City Council approve the zone change on the condition that only one-story houses be allowed, that there be certain street lighting, the safety of Sidewinder Road be addressed, and that the developer build a road between Las Quintas 2 and 10th Avenue. The Planning Commission recommended that an initial development agreement be created to address these issues.

The developer has agreed to everything in the proposed initial development agreement except rather providing 100% of the curb, gutter, sidewalk, and street lighting on the road between the future subdivision and 10th Avenue, that the developer provide 50%.
